The association
The Pinehurst Homeowners Association is a non-profit run by volunteers for the benefit of all property owners. Formed in 2003, it is managed by a Board of Directors made up entirely of volunteer homeowners, who give their time to running the association’s affairs, overseeing maintenance, managing contracts, and making sure homeowners’ funds are used responsibly.

Ownership
Every homeowner pays annual dues to the association, which pay for the services below. The amount, the June 30 due date and how to pay are in the ownership summary.

Two documents are registered on the title of all 26 lots (Plan 0213321, Block 1, Lots 1–26). Please read both before you buy.

Questions
Yes. Under the encumbrance registered on every title, each owner is automatically a member of the association while they own the home. The encumbrance also asks buyers to check with the association that fees are paid up. Read the encumbrance (PDF).
Two documents: a restrictive covenant (registered 2002), which sets design standards and use restrictions, and an encumbrance (registered 2003), which covers association membership and an annual charge. Both apply to all 26 lots.
By Interac e-Transfer, the preferred method. Owners find the e-Transfer address on the resident site. Auto-deposit is set up, so there is no security question. Put your house number in the message. Dues are due by June 30 each year; the amount is in the ownership summary.
Unpaid dues are charged interest from July 1 at TD Bank’s prime rate plus 5% a year, under clause 2 of the encumbrance. If dues are still unpaid 90 days after June 30, the account is referred to a collection agency, and the legal costs of enforcement under clause 7 become the property owner’s responsibility. Unpaid dues are also a charge on the property, so buyers should confirm they are paid before closing. Read the encumbrance (PDF).
The homeowners association arranges garbage, recycling and compost collection for every home. Pickup is every Thursday.

Foothills County does snow removal on the main roads.
Yes. High-speed internet is available from Rogers and Telus. Check service at a specific address with each provider.
Three school boards serve Heritage Pointe. Foothills School Division (public): its school locator lists Heritage Heights School for kindergarten to grade 9 and Foothills Composite High School in Okotoks for grades 10 to 12, with busing available for a fee. Call 403-652-3001 or visit fsd38.ab.ca. Christ the Redeemer Catholic Schools: 403-938-2659, redeemer.ab.ca. Conseil scolaire FrancoSud (French-language schools): 403-686-6998, francosud.ca. Designations can change, so please confirm with the board for a specific address. Checked September 2026.
Yes. Under the restrictive covenant, any construction, exterior alteration or landscaping change needs written approval from the Design Committee before a municipal permit is applied for. Email the association using the contact form to start.
The Design Committee is three people appointed by the association. You first meet the committee to talk through your ideas. Next you submit drawings and a site plan for preliminary approval, then two full sets of architectural drawings, including a landscape plan, for final approval. Committee approval comes before you apply for a municipal permit. If you disagree with a decision, you can appeal with the written support of five other owners; an independent Calgary architectural firm then decides, at the appealing owner’s cost.
Yes. Signs generally need Design Committee approval, but the restrictive covenant allows temporary signs advertising a property for sale, and name or address signs.
Water is supplied by Bluestem Utilities, which serves Heritage Pointe (1-877-577-2112), and each home has its own water meter. Under the restrictive covenant, homes use private septic systems built to engineered standards, with their operation monitored by the association. Owners maintain and repair their own system as the association directs. New wells are not permitted.
Alberta’s electricity and natural gas markets are open, so you can buy from any licensed retailer. If you don’t choose one, you are placed on the default Rate of Last Resort. The province’s Utilities Consumer Advocate keeps a list of the retailers and distributors that serve Heritage Pointe, and has a cost comparison tool.
Yes. Residents run an active block watch, and there is video surveillance in the community. New residents can join the block watch group on WhatsApp; the invitation is shared after resident sign-in.
